What garage door maintenance covers
Garage door maintenance is a scheduled check of every moving part on the door, done before wear turns into a breakdown. A garage door is the largest moving object in most homes, and it goes up and down several times a day. Rollers dry out, hinges loosen, the springs lose some of their lift, and the cables fray at the bottom brackets. None of that shows until the day the door stops.
A proper tune-up is hands-on work. We lubricate the rollers, hinges, bearings and springs with a lubricant made for garage doors, tighten the track brackets and hinge screws that vibration works loose, and look over the cables, drums and springs for wear. We test the balance by disconnecting the door from the opener and lifting it by hand, then confirm the opener's safety reversal and photo eyes still respond. Michigan winters make this more worthwhile: cold thickens old grease, and road salt carried in on the car settles on the bottom bracket and the lower track.
If a tune-up turns up something that needs more than adjustment, such as a worn spring or a struggling motor, we'll show you the part and say so. A spring repair and the rest of the work stay your decision.
Tune-up checklist
What we check during a garage door tune-up
Balance
We disconnect the door from the opener and lift it by hand. A well balanced door stays put at about waist height. One that drifts down or flies up has springs that need adjusting or replacing, and a door out of balance makes the opener work harder than it was built to.
Springs and cables
We look at the spring coils for gaps, stretching and rust, and at the cables for fraying near the bottom brackets and drums. These are the parts under the most tension, so we only inspect and report on them. Anything that needs replacing gets quoted first.
Rollers, hinges and track
Worn rollers wobble in the track and make the grinding noise people notice first. We check the rollers, hinges and track alignment, tighten the hardware and lubricate the moving points so the door runs quietly again.
Opener and safety reversal
We test that the door reverses when it meets an obstruction and that the photo eyes stop it when the beam is broken. If the opener is straining or slow, we'll tell you whether it needs an adjustment or an opener repair.
Weatherseal and panels
The bottom seal hardens and cracks in cold weather, and loose sections let in drafts and water. We check the seal, the panel joints and the top and side stops.
